We want to work with our guests and be as helpful as possible if problems arise before or during your vacation, but because of a few bad experiences, we have had to create policies to make sure this business works out for us, too, and the cabin is available  for our guests to enjoy year after year.  With that said, here's the fine print:

Rates are subject to change without notice until reservations are confirmed and the reservation deposit is received by the property owner.  We can accept payments by credit card or check.  An additional handling fee is waived for payments made by check.  If deposits are made by check, we will hold your reservation for the time it will take to receive your deposit via regular mail unless the reservation date is within 14 days.  In that case, payment is due in full and a payment by check must be sent via overnight delivery to hold the reservation or made immediately with a credit card.

$150 Deposit required to hold a reservation.

Balance, tax, and $150 cleaning / damage deposit due 4 weeks (28 days) before check-in date.

Cancellations:
Cancellations must be made via email.
Deposits are refundable less $50 service fee up to 6 weeks prior to reservation check-in date. 
Balance payments are refundable less $250 fee up to 15 days before check-in date. 
No refunds 14 days prior to check-in date. 

If we do not receive payments on or before due dates, your reservation dates will be released for rebooking. 

All reservations are subject to Minnesota's State Sales Tax.

At the conclusion of the guests' stay, we will inspect the cabin during the cleaning process.  If there are no damages and the property is in the same condition as it was received, the damage deposit will be returned via mail.  Deposit returns are processed monthly.

Comment cards left in the cabin or comments made in emails with positive feedback about a guest's stay may be reprinted on our website.  These comments remain anonymous with the city and state indicated next to the guest's initials.  Any additional information about a guest's comments or identity will not be shared for any reason without prior written request and approval.  A comment can be removed upon guest request.

Note the following:  The check-out inspection includes making sure the kitchen is in order with dishes cleaned and put away, and all trash and recyclables are placed in the appropriate containers in the breezeway.  Also, towels and bedding are included with the rental, and we ask that the items you use be bagged (dry) for laundry service.  A cleaning fee may be deducted from the damage deposit if the property is not in its original condition at check-out time.   

Check-out time is 11:00 a.m.  We can often be flexible about check-in time if the cabin is vacant the night before your arrival, but it will typically be no sooner than 12:00 p.m. and no later than 4:00 p.m.  The official check-in time is 4:00 p.m.

To comply with Stearns County Ordinances and other guidelines, we must also enforce the following POLICIES:

Maximum occupancy = 10. 
All guests must be registered in the guest book.
Only registered guests may be on the property.  (No day-trip guests are allowed on the premises unless they register upon arrival and fall within the maximum occupancy numbers.)
Maximum number of guest vehicles = 4, plus trailers. All vehicles must be parked on the property in designated areas (blacktop driveway).  Trailers (empty) must be stored in designated areas (we have space available across from the driveway). 
No guest RVs are allowed on vacation rental property. 
Vehicles and craft that are on trailers (boats, waverunners, snowmobiles) must fit within designated parking areas. 
It is the guests' responsibility to ensure that all of guests' vehicles and craft meet State safety and / or licensing requirements. 
Guests must be properly licensed, meet and / or comply with any State or local requirements for activities such as fishing, operating watercraft or snowmobiles, or other regulated sports or recreational activities engaged in while a guest.  It is the guests' responsibility to obtain necessary licensure or permits.
The property is waterfront and no lifeguard is present.  Guests assume responsibility for themselves and any minor children in their company while engaging in activities on or near the water. 
No children under 18 are allowed in the beachfront area without adult supervision. 
The rental pontoon may only be operated during daylight hours and must be docked before dusk.  No one under the age of 21 may rent or operate the rental pontoon.  Guests who rent the pontoon assume responsibility to be properly licensed to operate watercraft in Minnesota.  Floatation devices are provided, but it is guests' responsibility to ensure the required devices are on the boat.
Guests must comply with State and local laws and ordinances.  If any guest engages in illegal activities while on the premises, all guests in the group will be immediately evicted.  Any loud /  excessive / late-night partying that results in complaints to law enforcement will result in eviction. 
Any fines or charges filed by any law enforcement agency as the result of a guest's actions shall be the guest's responsibility. 
Property owner has the right to evict guests who are causing or have caused damage in excess of the damage deposit, or who engage in behavior or activities that puts the property, themselves, or others at unnecessary risk.
Smoking is not allowed indoors in a vacation rental property.  The property owner has the right to evict guests if evidence of indoor smoking is discovered.  The property owner has the right to charge guests for any damages, cleaning, and fumigation costs due to smoking as well as two additional days' rent to allow time for the property to be properly fumigated and returned to its original state.   
An eviction results in forfeiture all payments and evicted guests will not receive a refund of any kind.
